Shveta and I wanted to thank you for all your help in our long journey to find our apartment. We ultimately found something that we hope will be the perfect place for our family.

I must say that your business model is ideally suited for today's environment. As we discovered through the process, in the industry there is ample technology solution to the discovery of new listings, yet the bid and closing process remains very inefficient. Your firm is set up to focus on the parts of the process where it is most helpful, with a no-frills-when-not-needed style, which combined with the rebate model is exactly what the competitive NY market needs.

The Burkhardt Group Listing Service

OVERVIEW
We are looking for those 'easy to sell' homes that seem to sell themselves. When a listing hits the market and has multiple bids after the first open house, this is a function of the market, not the listing agents. We want to offer owners of such homes an appropriate brokerage model that accounts for this dynamic and offers an appropriate commission structure.
Our basic listing formula
3.75% commission, 2.5% to buyer agent. Direct deals 2% (no buyers agent). Professional photos, seller pays for floor plans if needed. Exclusive agreement can be cancelled at any time. No protected clients if it is cancelled.

1) We'll provide a detailed valuation report.
2) Provide detailed feedback on showings.
3) Never any bull, always straight talk on what's happening.
4) Assistance with staging.
5) Email blast to 8000 REBNY brokers with setup sheet and link to listing pages.
6) Strategy: price at market to a bit soft to immediately attract buyers fuel multiple bids.  
7) First week 3 open houses; Sunday, Monday, Wednesday.
8) Listed in RLS, Streeteasy, Zillow and Trulia.
